Sneak Peek: New Listing at Main Space - #203 - 350 East 2nd Avenue, Vancouver

I'm listing a completely renovated and lovingly restored loft at MainSpace in Vancouver at 350 E.2nd Avenue. This is just a little east of Main Street, within walking distance to the Skytrain, False Creek, the new waterfront, and all the amenity and services of the Mt. Pleasant area.

The loft has been professionaly reconstructed by TONIC Designs, with an exceptional build quality for lofts and condos in this price range. You'll see this in the high quality materials and in the precision craftsmanship.

Also unique to this loft is the natural light that pours into the space. This loft faces south on the quiet side of the building, and overlooks a cute park that all the locals use to walk their dogs. There is no building directly to the south so sunlight pours into the loft all day.

This loft at Main Space should hit public MLS over the next few days. You can contact me for further details.

First open houses are this weekend: Saturday, February 4th and Sunday, February 5th, 2-4pm.

New Listing - Gastown modern wonder at The Garage - #301 - 12 Water Street, Vancouver

Just Posted - 1075 51A Street, Tsawwassen - Mid-century House

My new listing is pretty sweet. It's a mid-century post and beam house located at 1075 51A Street in Tsawwassen. For the most part, it's remarkably original. The updates have been well considered.

It's also really large. It clocks in at over 4000 square feet including the attached garage. There's a lot going on inside this mid-century house for sale, including art studios, pools, a Tiki bar, etc.

Check it out on my listings page...

New Listing - Elements lofty Garden Suite in Mt. Pleasant, Vancouver

I've just listed a very cool garden suite in the Elements building in Mt. Pleasant. This Main Street city home is about 576 square feet inside and comes with a bonus 625 square foot private patio.

Inside the suite is finished to the high standards that Elements is known for. Granite counters, stainless appliances, solid wood flooring, reclaimed brick feature walls, etc.

Outside, the suite is super unique, with a garden courtyard style patio that is actually about 2 stories above ground level. This way it is completely secure, and it has views down the slopes toward downtown. There are only a few suites in the Elements building in Mt. Pleasant that have these courtyards.

Anyways, check it out on my listings page. And come to the open house, Thursday at 6pm, for a sneak peak.

For Sale: The Dude's House in California - Rug Not Included

The Dude's House, as featured in The Big Lebowski, is for sale. Yes, you too could be listening to whale music in the exact same bath tub as our favourite suburban underachiever. Perhaps you have a pet ferret?

But it will cost you. Asking price is 2.3 million. No, the high price tag is not due to the property's cinematic past, rather the house is one of six cottages on the same property. And the location is pretty sweet. It's just a few blocks from the beach in Venice.

New Community Begins at "The River District" AKA the East Fraserlands

The East Fraserlands are being reinvented into The River District. The River District is an ambitious project to redevelop a large industrial site along the Fraser River in Vancouver.

Imagine a mini-city within the city. You have schools, shops, amenity, daycares, etc., all within walking distance. The plan for The River District is to build 7000 residential units and a complete support apparatus for this urban village.

The River District is a 3-4 billion dollar 130 acre development, bounded by Marine Drive to the north, Kerr Street to the west, and Boundary to the east. Walk too far south and you'll fall into the Fraser River.

This is the site of the former Canadian White Pine Mill, where for about 100 years lumber was processed under the industrial brands of H.R. MacMillan and eventually, albeit briefly, Weyerhauser USA.

The River District community will take bout 15-20 years to complete. The project is intended to be walkable and sustainable. Transit oriented design features include bus service to the Canada Line and other transit hubs in Vancouver's south end.

This is a huge project, just getting underway. The first residential development is currently being marketed with completion in 2012-2013. The first restaurant has opened as well as a 6000 sqft. neighbourhood centre.

Overall, the marketing of this initial project suggests the target audience is families with kids that want to stay in the city but still have a "natural" experience. But the largest units currently offered are only 2 bedrooms. So, if you're thinking of having more than one kid, best to have some small, condo-sized ones.

If you're interested in this project, give me a call.

Live/ work Pigeon Coop Conversion

Vancouver condos can get pretty small, especially downtown. This converted Pigeon Coop is made liveable by impressive millwork and clever uses of space.

I'm not sure if I could do it, but if you're on a budget and own a skookum mitre saw, you may be able to pull it off. Pretty creative, pretty awesome...

It is a live/ work zoned unit that Hide developed from its original raw space form into a very beautiful loft. It's about 1100 square feet with vaulted ceilings and a huge south facing deck.

Located pretty close to Broadway and Cambie, this loft at 338 West 8th Avenue, Vancouver, is a stone's throw to one of Vancouver's newest residential areas and transportation hubs.

New Film Series at The Waldorf Hotel - Vancouver Sometimes Plays Itself

The Waldorf is screening a series of films shot in Vancouver and actually set in Vancouver. This is pretty rare considering the number of films that are shot in our city. Films screen each Monday and admission is free.

I like seeing old footage of the city, it really underscores how quickly things change in Vancouver. As I'm always keeping an eye on development I find I often think about how quickly we forget what was there before.

From the Waldorf web site:

Vancouver Sometimes Plays Itself is presented by local arts researcher Elvy Del Bianco, who has spent the last year and a half identifying and acquiring Vancouver-set films, and features notable guest speakers, including Fraser Nixon and actor and UBC professor Tom Scholte.

Details:

  • Launching Monday, April 11, 2011 with screenings every Monday through June 13, 2011.
  • Doors at 7pm, Introduction and screening at 7:30pm – 9:30pm.
  • Admission by Donation.
